Governing Documents Explained

Our community is guided by three types of documents, each serving a distinct purpose in maintaining our shared living environment.

CC&Rs (Covenants, Conditions & Restrictions) are the foundation of our community structure. These legally binding documents, filed with the state, define property use restrictions, outline maintenance responsibilities, establish enforcement procedures, and set assessment obligations. Because CC&Rs are filed with the state, they require a membership vote to modify

Bylaws serve as the operational framework for our association. They detail how our community governs itself—from board elections and term limits to meeting requirements and leadership responsibilities. Like CC&Rs, bylaws require a formal vote by homeowners to amend.

Rules & Regulations address the day-to-day aspects of community living that aren’t covered in the other documents. These guidelines are more flexible and can evolve with our community’s changing needs. The board can update these rules after community review, making them adaptable to new circumstances.
